Top-Up Home Loans During Diwali: A Smart Way to Fund Renovation or Gifts

Home Loans

Diwali often brings plans to repaint the house, upgrade the kitchen, buy new furniture and shop for gifts. These expenses can strain a household budget, especially when you need to make several purchases at once. Homeowners with an ongoing Home Loan may also consider a Top-Up Home Loan.

A Top-Up Home Loan allows existing borrowers to borrow additional funds from their current lender, subject to eligibility. It can help homeowners fund planned renovations and other permitted expenses while continuing to repay their existing Home Loan.

What is a Top-Up Home Loan?

A Top-Up Home Loan is an additional loan offered by the same lender to an existing Home Loan borrower. It allows the borrower to raise extra funds while continuing to repay the original loan.

The lender assesses the repayment history, income and outstanding loan balance of the borrower before approving the additional amount. Depending on the terms of the lender, the top-up may have a separate repayment schedule or be managed alongside the existing Home Loan.

One main advantage is that you can use the funds for different needs. Homeowners may use a top-up to renovate their property, buy furniture, pay education fees or cover certain medical and family expenses. Some lenders also allow you to use the money for festive spending, including Diwali shopping and gifts, subject to their terms.

This flexibility makes a top-up worth considering when several household expenses fall around the same time.

Why Consider a Top-Up Home Loan During Diwali?

A Top-Up Home Loan gives eligible homeowners another borrowing option for Diwali renovations, furniture purchases or other household expenses. The Home Loan interest rate, fees and repayment terms depend on the policies of the lender, the profile of the borrower and the loan conditions.

For homeowners considering a Top-Up Home Loan to prepare their homes for Diwali, checking the options available with their existing lender is a good starting point. For instance, borrowers with a Home Loan from Godrej Housing Finance can enquire about the availability of a top-up facility, eligibility requirements and repayment terms. Reviewing these details can help them decide whether additional borrowing suits their renovation plans and household budget.

Before choosing a borrowing option, compare the interest rate, processing fees, repayment period and total repayment amount. This helps you assess the overall cost and select an option that fits your financial needs.

What Can You Use a Top-Up Home Loan For?

A Top-Up Home Loan can cover several planned Diwali expenses, depending on the permitted uses of the lender.

Common uses include:

  • Home renovation: Repainting walls, upgrading the kitchen, repairing bathrooms or replacing flooring.
  • Furniture and appliances: Buying a sofa, refrigerator, washing machine or other household items.
  • Festive celebrations: Paying for family gatherings, decorations and other permitted Diwali expenses.
  • Education and medical needs: Managing school fees or eligible medical expenses.
  • Existing costly debt: Repaying a more expensive loan, if the lender permits this use and the overall borrowing cost makes financial sense.

Before applying, check whether the lender allows the intended use of the funds. Remember that borrowing for gifts and celebrations adds to the financial commitments of the household after the festival is over.

Can You Get a Tax Benefit on a Top-Up Home Loan?

If you use the top-up to repair or renovate your home and you file under the old tax regime. Section 22 of the Income Tax Act, 2025 allows a deduction for interest on money borrowed to repair, renew or reconstruct a house property.

For a self-occupied home, this deduction is capped at ₹30,000 a year and counts towards the overall ₹2 lakhs limit on home loan interest. If interest on your main home loan already uses up the ₹2 lakhs, the top-up adds no further deduction. Under the new tax regime (the default), interest on a self-occupied home is not deductible. For a let-out property, you can claim interest against rental income under either regime.

Only the portion spent on the house qualifies. If you use the top-up for both renovation and festive shopping, interest on the shopping portion cannot be claimed. Keep invoices and payment records showing how you used the money and check with a tax professional to confirm the eligible amount.

Who Can Apply for a Top-Up Home Loan?

Only borrowers who meet the eligibility requirements of the lender can apply for a top-up. Having an existing Home Loan does not automatically mean that an additional loan will be approved.

Lenders may consider the following factors:

  • Repayment history: A consistent record of paying Home Loan EMIs on time can support the application.
  • Income and repayment capacity: The lender assesses whether the borrower can manage the additional repayment alongside existing financial commitments.
  • Outstanding loan and property value: The lender may consider the remaining loan balance and the value of the property when deciding how much additional credit to offer.
  • Credit profile: The credit history of the borrower and current obligations may influence approval and the Home Loan interest rate.
  • Loan tenure: The repayment period depends on the policy of the lender and the eligibility of the borrower.

Some lenders may require the existing Home Loan to have been active for a minimum period before accepting a top-up application. The required period, maximum loan amount and available tenure vary, so check the conditions with your lender.

Calculate Your EMI Before Applying

Before borrowing, work out how the additional EMI will affect your monthly budget. A Home Loan EMI Calculator can help estimate the repayment amount based on the top-up amount, interest rate and tenure.

Compare the estimated EMI with your current household expenses, including existing loan repayments, regular bills and other financial commitments. This can help you decide whether the additional borrowing is manageable.

A longer tenure may reduce the monthly EMI, but it can increase the total interest paid over the loan period. Choose a repayment period that balances a manageable EMI with the overall cost of borrowing.

Things to Keep in Mind Before Taking a Top-Up Home Loan

A Top-Up Home Loan can help fund planned expenses, but it is still a financial commitment secured against your property. Keep these points in mind before applying:

  • Borrow only what you need, rather than increasing the loan to cover unnecessary festive purchases.
  • Compare the interest rate, processing fees and total repayment cost with other borrowing options.
  • Check whether the additional loan has a separate EMI or changes your existing repayment arrangement.
  • Confirm the rules of the lender on how you can use the funds.
  • Keep renovation bills and payment records if you intend to explore a tax deduction.
  • Make sure the EMI remains manageable even if other household expenses increase.

Taking time to review these details can help you enjoy the festive season without unnecessary financial pressure.

Final Thoughts

A Top-Up Home Loan can be a useful option for homeowners planning Diwali renovations or other permitted expenses. Whether it is the right choice depends on the interest rate, fees, repayment period and household budget. Before applying, compare the total borrowing cost, calculate the additional EMI and check the terms of the lender. If you plan to renovate your home, retain the bills and verify whether the interest qualifies for a tax deduction. Borrow only what you can comfortably repay to manage festive expenses while keeping your finances in check.
